Really good sandwiches. It gets busy in the summer months but the cook and counter help somehow keep up. Highly recommend for a quick lunch

I can't say enough good things to say about this place. Not only is the food outstanding so is the owner who runs the place. The food is cooked and sliced inhouse. The vast variety of fried foods is great. The owner is one of the nicest person that I have met. The variety of sandwich products is awesome too. Definitely try this place and the best part is that it's open year round 👍👍👍👍👍

Hands down the best roast beef sandwich I've ever had. When I lived in MA we used to go to Kelly's all the time which was really good. BUT, now that I've had a taste of Timmy's - I'm hooked! I'm only back in Chatham once a year but it'll be my first stop. Wish you could ship to NC :-)

Fresh, delicious food, made to order featuring hand- trimmed, thinly sliced beef, roasted to perfection on site. You'll want to chow down in your car, or rush home with your order to savor the famous and incredible onion rings, and fries. These guys are foodies, and they are very picky about what they serve. Everything is good, while the pastrami, roast beef and onion rings are great, and the stars of the show. Timmys roast beef has some of the best roast beef around..Seasonal but great lunch spot in yarmouth.But there's more then roast beef.Easy to spot from Rt 28 parking is good size.Public restroom.Overall I give them 4 stars just cause it has been a little while since I've been there.I'll have to update this summer to let you know if still up to par..But this for my last visit..

one time i went someone said "There is rain coming I can smell it" that cracked me up excellent food great location and kind staff i wish i could say more but in i recommend Timmy's Roast Beef to anybody

I don't get the reviews. The service was okay which is the two stars since it was clear the kids working here with hard. The roast beef was really bland, tough and just poorly made. The onion rings were pretty good but not special. The place was small and kind of run down. Whatever you're after, I'm sure you can go better.
